Each market has its own logic; none of them turns any purchase into a good deal.

Querétaro

One of central Mexico’s hubs for industry, logistics and services, with highway connectivity that explains much of its pull. That economic engine keeps drawing companies and talent, and with them a steady demand for space to live and work that presses on land. The caveat: “Querétaro” is not one single market, and two nearby areas can differ enormously; choosing the exact spot matters more than the name of the city.

San Miguel de Allende

A market with rules of its own: its value comes from its cultural identity and from an international demand rare in a city of its size, tied to lifestyle more than to the local cycle. The historic center concentrates the most coveted properties and, at the same time, the strictest conservation rules, which shape what can be built. That balance between singular demand and constrained land calls for knowing exactly what you are buying — and what for.

The logic of the Bajío’s growth corridors: where there is industrial employment and movement, demand for land tends to hold, and the same budget usually buys more square meters than in the capitals — in exchange for more distance and more verification. How we evaluate a lot

Land use and zoning

What the municipality allows to be built, and at what density. A lot that looks perfect on paper may not work for your plan; that is why verification with the municipality, against the current urban development plan, happens before anything is committed — and we walk it with you.

Utilities and infrastructure

Water, drainage, electricity and access — in place today or feasible. The difference between a lot that is ready and one that needs prior investment changes the real cost of the deal.

Legal standing and title

That the seller actually owns it, that the land is titled, free of liens and clearly bounded, and whether its origin is private or ejido land. It is where cheap lots spring the most surprises.

Surroundings and demand

What is being built around it, what infrastructure is on its way, and whether the area’s demand is sustained or a fad. Future value is built by the surroundings, not by the listing.

There is no single, guaranteed figure — and be wary of anyone who promises one. What a lot gains depends on the area, the entry price and how the surroundings evolve over the years, and it only becomes real the day you sell. It is a probability backed by the surroundings, not a promise: we help you read those signals, not project percentages.

How much do I need to start investing in land?

It depends on the area and the surface: land usually has a lower entry ticket than a built home, and in growth corridors the same budget buys more square meters than in the capitals. Can foreigners buy land in Querétaro or San Miguel de Allende?

Yes. Both sit well inland, outside Mexico’s restricted zone near the coast and the border, so foreign buyers can generally hold title directly in their own name — no bank trust (fideicomiso) required. The purchase still goes through a public notary, and ours carry the legal backing of attorney Claudio Cerón from the offer to the deed.

Which is the better investment: land or a house?

They are different vehicles. Land produces no rent while you hold it, but it does not wear out or demand major upkeep, and its value follows the pace of the area. A house can be rented from day one, but it ages and has to be maintained. Neither is better in the abstract: it depends on your goal, your horizon and whether you need cash flow or can wait.

What do you check before offering me a lot?

Four fronts: land use and municipal zoning, feasibility of utilities and infrastructure, legal standing — title, freedom from liens, origin of the property — and the surroundings with their real demand. If a lot fails any of them at the root, we do not propose it.

Do you stay with me after the purchase?
