Lomas de San Matías subdivision in Guanajuato

A complete subdivision, in a single transaction, on the hillside of Lomas de San Matías, north of the historic centre of Guanajuato city and about two kilometres as the crow flies from the Jardín de la Unión. The land looks out over the city and the hills that surround it, in an area of established housing.

It is a subdivision with a lot plan of 28 lots over a total surface of 18,983.80 m²: 15,122.63 m² of sellable land, 3,172.77 m² of roads and 569.53 m² of donation area. Lots range from 369 to 1,307 m², with nine 370 m² lots along the main street and larger lots at the far end of the development. According to the seller, the subdivision holds municipal authorisation and each lot has its own cadastral account.

The infrastructure is built: a cobbled internal street with two turnarounds, sidewalks, street lighting, an entrance arch and a gatehouse, and the site has water, power and drainage. To be clear: the development was never built out, so today there is undergrowth to clear, and the electrical wiring and the drain covers, which were stolen, need replacing. It is a matter of reconditioning, not of building the infrastructure. Lot 18 appears on the plan as already titled; according to the seller, it is included in the transaction once the sale goes through.

The price is $25,000,000 MXN for the whole subdivision, all 28 lots. As with every piece of land we put forward, the subdivision's authorisation, the cadastral accounts and the registry status of each lot are verified with the municipality and the seller before closing, with legal support from start to finish.
