Is the land use confirmed for my project?
- We will be straight with you: land use and permitted development are verified with the municipality case by case, against the current urban development plan and with a professional. We share the documentation available for each parcel and accompany you through that verification before you commit to anything.

Can I request the technical dossier before visiting?
- Yes, and we recommend it. For the land on the Celaya highway there is a PDF dossier with plans and a table of surfaces; for the San José Iturbide parcel we share the subdivision project drawn up by a civil engineer. Message us on WhatsApp or leave your details in the form and we will send it over.

Do you work with purchase options or land contributions?
- The terms of each deal are decided by the owner, so we do not promise schemes in advance. What we do offer is direct dealings: if your firm wants to put a purchase option, staged payments or a land contribution on the table, we take it to the owner and bring you a clear, quick answer.

Do you only have land in these areas?
- Our focus is Querétaro, San Miguel de Allende and Guanajuato’s industrial corridor, the markets we know from the inside. If your search points elsewhere, tell us anyway: we run searches on assignment and assess it case by case, without committing to what we cannot deliver.

Who do I deal with during the transaction?
- The same person from start to finish. We are a boutique agency: no chains of intermediaries, direct access to the owner, and the legal backing of attorney Claudio Cerón for document review, contracts and the deed.

Do the projects that come with the land already have permits?
- They are designed projects — the mixed-use architectural project in San Miguel de Allende and the San José Iturbide subdivision — not authorized developments. Licenses and permits are the buyer’s to obtain from the municipality; the value of each project lies in the design and engineering time that is already resolved.
