Land for your next project

Sizeable parcels with projects already in place in San Miguel de Allende and Guanajuato's industrial corridor, plus land searches on assignment in Querétaro.

Land with judgment, not a catalog of lots

We are a boutique agency and that applies to land too: we work a short selection of parcels we know thoroughly, with the hard data up front — surfaces, utilities, project and price — so your team can quickly assess whether they fit your thesis. No hype, and no appreciation figures nobody can guarantee.

You speak directly with the people who know the owner, and every transaction carries the legal backing of attorney Claudio Cerón: document review, contracts and deed, from the offer to the signing. For a developer, that means less friction and fewer surprises in due diligence.

How we work with developers

1. Search brief

Tell us what your project needs: surface, area, intended use and timeline. We filter with that and come back with what genuinely fits, not with everything we have.

2. Technical data and site visit

We share the hard data up front — surfaces, plans, utilities, documentation status — and coordinate the site visit with the people who decide.

3. Negotiation and closing with legal backing

Direct dealings with the owner and legal accompaniment by attorney Claudio Cerón from the offer to the deed: documents reviewed and a closing without surprises.

It also works the other way around: if your firm has finished or pre-sale product and is looking for someone to market it with judgment, tell us about it at sell your property.

Tell us what your project needs

The fastest route is WhatsApp: ask us for the technical dossier and we will send it with plans, surfaces and documentation status. If you prefer, leave your brief in the form and we will contact you.

Frequently asked questions

Is the land use confirmed for my project?

We will be straight with you: land use and permitted development are verified with the municipality case by case, against the current urban development plan and with a professional. We share the documentation available for each parcel and accompany you through that verification before you commit to anything.

Can I request the technical dossier before visiting?

Yes, and we recommend it. For the land on the Celaya highway there is a PDF dossier with plans and a table of surfaces; for the San José Iturbide parcel we share the subdivision project drawn up by a civil engineer. Message us on WhatsApp or leave your details in the form and we will send it over.

Do you work with purchase options or land contributions?

The terms of each deal are decided by the owner, so we do not promise schemes in advance. What we do offer is direct dealings: if your firm wants to put a purchase option, staged payments or a land contribution on the table, we take it to the owner and bring you a clear, quick answer.

Do you only have land in these areas?

Our focus is Querétaro, San Miguel de Allende and Guanajuato’s industrial corridor, the markets we know from the inside. If your search points elsewhere, tell us anyway: we run searches on assignment and assess it case by case, without committing to what we cannot deliver.

Who do I deal with during the transaction?

The same person from start to finish. We are a boutique agency: no chains of intermediaries, direct access to the owner, and the legal backing of attorney Claudio Cerón for document review, contracts and the deed.

Do the projects that come with the land already have permits?

They are designed projects — the mixed-use architectural project in San Miguel de Allende and the San José Iturbide subdivision — not authorized developments. Licenses and permits are the buyer’s to obtain from the municipality; the value of each project lies in the design and engineering time that is already resolved.

Let's talk about land

Send us the brief for your next search and we reply with data: what we have, what fits and what does not. A direct counterpart, not a catalog.
