Cookie Notice

A cookie is a small file that a website stores on your device. Below we explain, transparently, what is currently used on this site.

Current status

The site does not install advertising cookies and does not profile you for commercial purposes: Google's advertising permissions are permanently off. The Google analytics cookies described below are active by default, under the implied consent that Mexico's Federal Law on Protection of Personal Data Held by Private Parties allows for non-sensitive data; session recording (Microsoft Clarity) is the exception and is only activated if you accept it. We inform you with a notice visible on your first visit, and you can turn them off at any time from that notice or from the button at the end of this page. If your browser sends the Global Privacy Control signal, we respect it and no analytics cookie is activated. Fonts are served from the site itself (they are not loaded from third parties).

Analytics: Google Analytics 4

We use Google Analytics 4 (GA4) to measure, in aggregate, how the site is used so we can improve it: pages visited and contact events (for example, clicking or copying our email address, WhatsApp clicks, or form submissions). To do so GA4 installs its own Google measurement cookies from your first visit, unless you turn them off from the notice or the button on this page, or your browser sends the Global Privacy Control signal. If you turn them off, GA4 installs no cookies and does not identify you.

Session recording: Microsoft Clarity

We use Microsoft Clarity to understand how the site is navigated: heatmaps of where people click and anonymous recordings of the journey through the pages (scrolling, pointer movement and clicks). It helps us spot where visitors get stuck and fix it. What you type is not recorded: form fields are hidden at all times, and Clarity also masks any numbers and email addresses that appear in the page text. We do not reconstruct your identity, nor do we cross this information with the details you send us through the form.

Unlike Google's analytics, Clarity does not load until you accept it in the notice shown on your first visit. If you make no choice, if you decline, or if your browser sends the Global Privacy Control signal, the tool is not even downloaded: it installs no cookies and records nothing. If you do accept, Clarity installs its own measurement cookies (_clck and _clsk), the ones that make it possible to follow a journey from one page to the next, and downloading it also leaves cookies from the Microsoft domain that serves the tool (clarity.ms). What never happens, whether you accept or not, is the cross-site sync of Microsoft's identifier (the one that travels to bing.com): we keep it permanently blocked from the site's own security headers, so that request is never made and cannot return any cookie. We also tell Clarity to keep its advertising permissions off, in line with Google's. If you change your mind after accepting, we withdraw the consent: its own cookies are deleted, recording stops, and on later visits the tool no longer loads. Microsoft acts as a data processor and may process this information outside Mexico.

Your cookie choice

The first time you visit, you will see a notice informing you that analytics are active, with the option to turn them off ("Turn off analytics") or confirm you understood ("Got it"). Your choice is stored in your own browser's local storage (localStorage), not on our servers, so you are not asked again on every visit. You can change it at any time from the button at the end of this page, or by clearing this site's data in your browser: the next time you visit, the notice will appear again. If session recording was active, turning analytics off reloads the page on its own: that is what stops it there and then.

Maps

Property pages display a map whose cartography is served by OpenFreeMap (tiles.openfreemap.org), an open-source project. The map only loads once it appears on your screen; at that point your browser requests the map data (tiles, icons and fonts) from that server. That is the map's only external connection: no other provider is contacted. OpenFreeMap states in its privacy policy that it uses no cookies or tracking technologies and does not log IP addresses, except temporarily (30 days at most) in case of a security incident or abuse. This service is not used to profile you for advertising purposes. The map data comes from OpenStreetMap and its contributors.

Form and messaging

The contact form is processed on the site itself, and WhatsApp links open the provider's app or site; the processing of the data you send is governed by our Privacy Notice.

How to manage cookies

Besides rejecting them in the notice, you can configure your browser to block or delete cookies. Blocking them does not prevent use of the site: its features (navigation, contact form and WhatsApp links) do not rely on cookies, which are only used for the analytics described above.
