The search, turned around
The usual way is to scroll catalogs until something resembles what you want. We propose inverting the logic: you define your search once — what, where, how much — and we do the looking. What we publish under properties is only part of what we handle: there is a portfolio of unpublished properties and land, and behind it a network of contacts and owners we activate when a search calls for it.
This is not a promise to find the impossible, and we will not inflate your expectations: it is a method. Your search stays defined and active, we check it against what we have and what comes in, and we contact you when something genuinely fits. A short, considered selection — not a flood.

The method is the same; what changes is your brief.
A home to live in
You want a house or an apartment and nothing published quite fits — the area, the size, the budget. Instead of refreshing listing portals every week, you define your search once and we work it for you.
An investment
You have a range and a horizon, and you only want to see what matches your thesis: a well-located lot, a property with real demand behind it. We filter with the same sober judgment as our investment pages.
A company or development project
You need land above a certain surface, a commercial space, offices or one specific location for a project. We work the brief with hard data up front, the way we do with developers.

Tell us what you are looking for: property type, area, budget and what it is for. The more specific the brief, the better we can filter for you. The form below works, and so does a WhatsApp message.
2. We search our portfolio and our network
We run your brief first against our portfolio of unpublished properties, then move it through our network of contacts and owners, which we activate according to what each search calls for.
3. We only show you what fits
No flooding: we reach out when something genuinely answers your brief, with the information verified and, if you decide to move forward, with the legal backing of attorney Claudio Cerón through to the signing.

What is the unpublished portfolio?
- Properties and land we work with that do not appear on the website, almost always because their owners prefer not to advertise openly — for discretion, for the timing of the sale, or because they would only sell to a serious proposal. They go through the same verification as what we publish, and they are only shown to someone whose search actually fits them.

How long does the search take?
- We do not promise timeframes, and we would rather say so up front. It depends on how specific your brief is and on what enters the portfolio and the network: a very precise search can take longer than a flexible one. What we do commit to is the method: your search stays active, we check it against what comes in, and we contact you when something truly fits.

Will you flood me with listings?
- No. It is the exact opposite of how we work: we contact you only when something answers your brief. If nothing fitting comes in for a while, you will not receive filler options to fake momentum — we prefer honest silence to noise.

Does it cost anything to leave my search?
- Leaving us your search costs nothing and commits you to nothing. As in the rest of our transactions, fees are paid at closing, not in advance, and under the market’s usual model they are covered by the selling side. If your search required different terms, we explain them clearly when the engagement starts, before you decide anything.

Can you run the search if I am not in Mexico?
- Yes, and that is where a tailored search earns its keep: if you do not know the market, having someone local filter, verify and tell you the truth about each option matters even more. We work in English, share verified information remotely, and accompany the whole purchase — paperwork, notary, closing — with the legal backing of attorney Claudio Cerón.
